BUYING A HOME DURING COVID-19, AND WHY BUYING NOW IS IMPORTANT – AND AS POSSIBLE – AS EVER

Despite the bleak outlook of the last few months, COVID-19 hasn’t dampened the enthusiasm – or need – of people to exercise the most basic tenants of the American dream – buying a home.

While the economy has slowed and inventory stalled briefly, new-build homes and resale properties have been making a comeback.

So, how does one go about buying a home during a pandemic?

Very carefully!

In Colorado, real estate services are considered essential and brokers are allowed to conduct showings and attend inspections as long as certain guidelines are followed.

Some real estate companies require a signed COVID-19 disclosure prior to granting access for showings.

During showings, which are generally by appointment only, realtors such as myself, are required to wear gloves and a protective mask (I carry hand sanitizer, as well).

I instruct my clients to refrain from touching or picking up objects and to allow me to open and close all doors.  It is also a good practice to minimize the number of people attending the showings. I typically ask that no more than two individuals accompany me into the home at a time.

Closings are taking place a variety of ways. For example, most title companies are conducting “no contact” or “drive-through” closings. Yes, it can be done, and safely! These closings can sometimes be electronic and may include video conferencing between the notary and the signer. Moreover, they’re done with minimal contact – you can literally close on your new home from the safety of your car. Closings can be done curbside at the title company location, or even your front porch.

For traditional office closings, only signers or other essential people can attend. Masks must be worn and there is no physical contact.

So, if you think you must wait until the pandemic is over to buy a home, fear not! The American dream is still within your grasp, and we can’t wait to help you achieve it!
